Buying Your Home
Congratulations on your decision of home ownership! With historically low interest rates and low housing prices, real estate is currently a great investment. To ensure a successful purchasing experience, I recommend having a business meeting with you first to understand your goals and objectives so that we can work toward achieving your desired outcome.
Much like any coach, he/she would not send his/her team out onto the field without a clear game plan in place. Consumers often rush out to look at homes without clear objectives in mind as to their price range or the time frame in which they plan to purchase. I believe in investing time upfront in your search process to listen and understand your needs so that I can better assist you to achieve your goals. Like any sports game you also need to anticipate and react to changes, therefore I recognize your needs may change during the process and I remain flexible to your situation.
Most home buying/purchasing experiences are based on the following steps:
1. Interview/Select a REALTOR with whom you feel comfortable being in a business relationship with - you will need to trust and feel confident with this person and hopefully like them too! Why do business with someone who will not make your experience enjoyable? Write down characteristics and/or attributes you are looking for in a REALTOR. Is this person knowledgeable, organized, an effective communicator, provides sound advice and will they represent my best interests? Do background checks by contacting the MA/NH Real Estate Commissions (603) 271-2701 and their local board, Granite State South Board of Realtors (603) 893-5313 to ensure that there are no outstanding grievances or complaints on the REALTOR and be sure to verify that they are licensed.

1a. How do you want your REALTOR to represent you? As a customer or as a client?(non-agency/facilitator or buyer agency/designated) buyer agent) Ask for an explanation of the different Agency Representations available to you.
2. Financing - Simultaneously to or after our initial business meeting, I suggest we bring a mortgage lender on board our team. Financing has never been so critical , or scrutinzed, a transaction than it is now. Knowing what a $300,000 home will cost you on an annual or monthly basis, including property taxes and insurance, may provide you with a better idea if you want to stay in or adjust your price range parameters. Also, be sure to be provided with a Good Faith Estimate and you will need a Pre-Approval Letter in order to make an offer on any property. 3. Home Search - With your home search criteria and lender pre-approval in hand, we can now begin to view properties meeting your criteria. By working together to identify properties that meet your needs, I will schedule viewings/showings at various properties and tour them with you and provide my technical expertise. 4. Preparing Your Offer - Representing you as a Buyer Agent, I can assist you with determining the fair market value of a property by completing a Comparative Market Analysis of the property to assist you with your offer price. In addition, we can strategize on the terms of your offer to make it advantageous to the Seller to accept your offer. Items to discuss: What price do you want to offer for the property? When do you want to close on the property? What items do you want to complete as part of the Home Inspection? Will your offer be contingent upon the sale of your present property?
5. Home Inspection - Another important member to our home purchasing team is your home inspector. I will recommend professionals that complete a diligent and thorough analysis who will identify any potential issues with the property. Allow my experience of attending hundreds of home inspections to help guide you through this process.
6. Financing Deadline/Insurance Binder - I will work with your lender to make sure we adhere to all deliverables in the Purchase & Sales Agreement and provide your closing attorney or title company with the information they need for a timely and seamless process.
7. HUD/Walk-thru/Closing - Proactive in nature, I will work to obtain your HUD Settlement Statement well in advance of closing so that you have time to review it with your lender to verify that there are no surprises at closing.
Where did my REALTOR go? Your house has sold, you have moved in and you have a problem. I provide the same level of customer service after closing and will assist you with your real estate requirements. I also provide home maintenance tips on maintaining the value of your home and I will remain in contact with you after your purchase.
