1. Initial Meet & Greet (1 hour)
· View Home
· Understand your objectives and expectations
· Provide Introduction of My Services & Credentials
· Provide overview of BH&G Real Estate, The Masiello Group
· Familiarize you with recent Sold Comparable Properties & Discuss Market Conditions
· Provide Sellers Disclosure for your completion
2. Market Analysis Presentation/Discussion (2 hours)
- Review current, pending and sold comparables
· Discuss Market Value of Home
· Discuss Items that increase Value vs. Marketability
3. Listing Paperwork & Create Marketing Plan (1-2 hours)
· Complete Listing Agreement, Disclosures, etc.
· Create Marketing Plan inclusive of Selling Features
4. Marketing/Staging (2 -5 hours)
· Room-by-room marketing plan (Positive impressions about property, Areas for potential improvement, Definition of any rooms usage/marketability suggestions)
· Staging suggestions, Accredited Staging Professional and BFA Interior Design expertise
5. List/Market Your Home for Sale!
· Showings, Offers & Get your property SOLD!
As you should be selective about which REALTOR® you hire to sell your home, I too am selective about which clients I represent. I value a successful performance record and I invest up-front staging and marketing expenses into getting your property marketed and sold. Since REALTORS® essentially work on a consignment basis, I evaluate which "inventory" I believe is marketable and limit my inventory so that I meet my clients goals and expectations for selling their property, while providing superior service. · Track Bank Commitment Letter date
