"We recently completed two residential real estate transactions with The Masiello Group, the purchase of a home in New Hampshire and the sale of a home in Massachusetts. I want to tell you how impressed we were with our agent, Catherine Zerba of the Masiello office in Atkinson, NH.
We met Catherine in 2005 near the beginning of our home search. Her professional manner, pleasant demeanor and strong knowledge of the local market appealed to us and we decided to work with her exclusively to purchase a home.
We were nightmare customers for any broker - Catherine has shown us DOZENS of homes over the past three and a half years and has handled offers on at least five. She met us at each showing with detailed information about the home and even watched our children on many occasions as we took a second look through the property. She provided meticulously-prepared market analysis for every property we were serious about purchasing, always taking the time to explain her methods and provide an explanation of her conclusions; Between her career, family and activities in the local community, Catherine is undoubtedly an extremely busy person yet she always made us feel as though we were her only customers. She gently nudged us along when we were ready to give up on our search for the perfect house and we are deeply grateful for her patience, determination and expert guidance in the purchase of our new home.
We purchased our new home at the end of August 2008 and arranged to list our previous residence with Ms. Zerba in mid-September. Catherine presented a top-notch marketing plan, competitive market analysis and listing proposal. At her own expense, she arranged for a staging consultant to visit our home and provide a prioritized list of low-cost cosmetic improvements recommended to showcase our property.
When a similar property went up for sale on the same street for less money within a day of our listing, Catherine compiled a detailed justification of our asking price compared to this competition. She accompanied all showings and often stopped by the home to open/close windows, turn on/off lights, inflate air beds and assess the inside and outside appearance. She provided detailed showing feedback, web page-hit statistics and market updates and was in daily contact during the entire process.
Her (and our) efforts were rewarded with several offers within the first several weeks. When two sequential offers fell through during the height of the banking crisis, she worked to re-engage a potential buyer who had shown interest weeks earlier, and secured a non-contingent, solidly-financed contract to purchase at a very favorable price. Total days on market ? 41, and this when comparable properties at similar asking prices were active for many months.
I can't begin to detail all of the things that she has done to make this journey such a pleasure for our family, but we will be forever thankful for her efforts, advocacy and friendship.
